Where is the site?

Harkaway sits just south of the Spetchley Estate, adjacent to Junction 7 of the M5.

What is Wychavon Town?

Wychavon District, Malvern Hills District and Worcester City Councils are planning a new town at Worcestershire Parkway, designed to meet long-term housing and employment needs. The settlement will deliver 50 hectares of employment land and up to 10,000 new homes, with 5,000 built by 2041, alongside new schools, healthcare facilities, green spaces, and employment land. Located near the Parkway railway station and the M5, the site offers excellent transport links and is being developed on Garden Town principles, aiming for a carbon-neutral community by 2060.

What is on the site at present?

The site is currently undeveloped and owned by the Spetchley Estate whose focus and priority for this development is creating a positive legacy for area.

What are your proposals?

This application proposes over 700,000 sq. ft. of high-quality employment floorspace. The scheme forms part of a wider proposal that will include homes, a primary school, and a new local centre that could incorporate shops and cafés, helping to create a balanced and thriving place to live and work.

What sort of jobs will provided onsite?

The site will cater to a range of roles related to distribution and warehousing. This could include high-tech positions, roles in logistics, warehouse management, finance, administration, and more. The wider Harkaway site will also deliver a new local centre, providing a range of retail jobs.

What will you be doing to incorporate sustainability into these proposals?

We’re incorporating sustainability by designing the site to achieve BREEAM Excellent and EPC A ratings and following a ‘be lean, be clean, be green’ approach – using less energy and water, supplying energy efficiently through modern, low-carbon systems, and maximising opportunities for on-site renewable energy to reduce carbon emissions and support long-term energy efficiency.

How long will construction take?

Construction timelines will be dependent upon when we receive planning permission, but we would anticipate that this would last approximately 12-18 months.

When will a planning application be submitted?

It is envisaged that an outline planning application will be submitted in winter 2025/26. We recognise the importance of thorough and meaningful engagement which is why we want the local community to provide their input into the vision for Wychavon Town at the earliest opportunity.

What are your plans to mitigate the risk of flooding?

In bringing these plans forward, Hallam Land has worked extensively with an experienced technical consultant team together with key stakeholders to ensure that the development of the land will not result in any increased flood risk. All buildings will sit outside areas identified as being at risk of flooding. All surface water will be captured filtered through a series of SuDS features such as swales and attenuation basins and ultimately discharged to a watercourse at a rate which mimics the existing greenfield run-off rate.
